Deposit Policy

To confirm a reservation with Genesis Haven, each guest is required to pay a security deposit in the amount specified at the time of booking. This deposit secures the unit and may be used to cover any damages, losses, or additional charges resulting from the guest’s occupancy. The deposit cannot be applied toward rent or other fees unless specifically approved in writing by Genesis Haven.

Once the stay has ended, the guest has fully vacated the unit, returned all keys and access items, and submitted valid contact details for refund processing, Genesis Haven will issue a written summary outlining any deductions made from the deposit, along with the return of any remaining balance.

The refund process will begin after the scheduled check-out date, provided that all contractual obligations have been fulfilled and the guest has ceased use of the unit in full. Any outstanding charges or unresolved issues may be deducted from the deposit before the refund is issued. Failure to provide sufficient proof of move-out (e.g., key return, final inspection, or other required documentation) may result in a partial or full forfeiture of the deposit.

Genesis Haven professionally prepares each unit with clean linens and a deep cleaning service prior to a new guest’s arrival. Guests are expected to leave the space in the same condition at the end of their stay. This includes disposing of trash, returning furniture and items to their original placement, refreshing bed linens, and ensuring overall cleanliness. If the condition of the unit does not meet move-out standards, a cleaning and reset fee of up to $150 may be deducted from the deposit or charged directly.

If a reservation is made but the guest fails to take possession of the unit, or terminates their stay prior to the agreed end date, the deposit is non-refundable. In such cases, the guest may remain responsible for any outstanding charges under the terms of their agreement.

Confirmed lease extensions—whether through written approval or a signed new agreement—are considered new bookings. Failure to follow through with a confirmed extension may result in the forfeiture of the original deposit.

Guests who have paid a deposit and service fee for a future booking but later decide to cancel or postpone are not eligible for a deposit refund. Any applicable rent refund will be handled according to Genesis Haven’s standard cancellation policy.
